All buyers look for a fresh start, so the newer your property looks, the more likely it will be sold within a week or two. Replace anything that looks old and worn out.

As an example replace the old kitchen bench top with a new granite one. A cheaper alternatives to granite would be laminate or Formica countertops. Also resurfacing of an existing countertop could be the way to go.

2. Buy new appliances. When you sell your house, you will be moving into another property so it is only reasonable that you buy new appliances if the current ones are old. The logic behind it is that after you sell your home, you will be taking those with you into your new home.

You could buy new but basic model appliances and specify to any potential buyers that these appliances are part of the property and will be left as is. This can particularly be attractive to first home buyers or other people who don’t necessarily have their own stuff.

3. What condition is your bathroom in? Given that bathrooms are one of the areas in every home that are used the most, they suffer most wear and tear damage. You may want to renovate your bathroom by replacing the lighting, tiles and bathroom fixtures. Replacing or adding a new vanity cabinet is sure to boost the overall appeal and value of your property.

4. Refurbish or buy new cabinetry. Depending on your budget, listing your house on the market is a good time to maximize buyer appeal by buying new or improving your existing cabinets. Whether you are cleaning or completely replacing the old cabinets, make sure you paint the walls before putting the cabinets back in.

Kitchen cabinets should be given primary attention as they will have a thin film of grease from the everyday cooking vapors.
